Straight answer

Waverley has Surrey's lowest recorded crime (37.5 offences per 1,000) and cleanest air; Spelthorne has the highest crime (75.3), lowest average price (£439,609) and most deprivation. Elmbridge is dearest at £748,080, Epsom and Ewell leads gigabit coverage at 95.9%, Surrey Heath rose most in price (+4.0%) and Tandridge fell most (-5.0%).

The gap between the cheapest and dearest area is about £308,000: an average Elmbridge home costs about 70% more than an average Spelthorne one. A low average can reflect the mix of homes and demand, so it is a starting point for a search, not a verdict on a place.

Share of premises that can get a gigabit-capable connection (Ofcom Connected Nations, January 2026). Epsom and Ewell leads at 95.9%, with Spelthorne (92.2%) and Woking (91.5%) next. Waverley is lowest at 71.1%. Coverage can differ street by street, so check the postcode itself.

Air quality (fine particles, PM2.5)

Population-weighted background PM2.5 in µg/m³ (Defra modelled background PM2.5, 2024). Lower is cleaner. Cleanest: Waverley 6.5, Guildford 7.0, Mole Valley 7.1. Highest: Epsom and Ewell 7.7, Spelthorne 7.8. Every Surrey area is above the World Health Organization's guideline of 5 µg/m³, as most of England is.

Deprivation

English Indices of Deprivation 2025 (MHCLG), ranked out of 296 English council areas, where 1 is the most deprived. Least deprived in Surrey: Epsom and Ewell (293), Surrey Heath (292), Elmbridge (291). Most deprived: Spelthorne (203), Tandridge (243), Runnymede (244). Even the most deprived Surrey area is in the less deprived half of England.
